Invest in Grotto

A communal bathhouse and wellness space coming to downtown Fairfax combining soaking pools, saunas, and social gathering areas!

We are anticipating a bathhouse opening date of December 2026 but this may change depending on our build-out timeline. We are also currently open for booking for mobile pop-up cold plunge experiences (https://www.grottofairfax.com/book-online)

Grotto will feature a large hot pool, a warm soaking pool, cold plunge, steam and wood saunas, massage and body treatments, and inviting areas to gather, unwind, and connect.

We will also offer gender-specific hours that are clothing-optional, designed to provide a comfortable and respectful experience for those who prefer traditional nude bathing in those settings. In addition, depending on community interest and feedback, we may explore limited clothing-optional co-ed hours in the future. Any such offerings would be clearly communicated in advance and thoughtfully structured to prioritize comfort, consent, and safety for everyone. Our goal is to create an inclusive, welcoming space with clear expectations—so guests can choose the experience that feels right for them.
